Position:  Property Manager (Full Time Salaried)

Job Type:  Full time salaried; 4 day work week in the office with pre-scheduled Mondays or Fridays off.

About the Position:  The Property Manager manages the maintenance, financials, safety, and governmental compliance of an assigned set of properties.  Specific responsibilities that may be aligned with this position may include but are not limited to:

  • Determine the goals and objectives of the property owner
  • Enter and maintain property lease information into Yardi to ensure alignment of payable and receivable terms throughout the lifecycle of the lease
  • Evaluate and recommend appropriate strategies regarding tax appeals and other sources of income for properties
  • Draft and analyze property budgets
  • Perform CAM reconciliations
  • Practice critical and analytical thinking to make sound purchase determinations and keep costs within budget
  • Establish and monitor preventative maintenance programs
  • Establish and maintain property operating and safety policies and procedures
  • Design and manage all legal and risk management programs for properties
  • Ensure property compliance with government and environmental regulations
  • Manage construction projects, tenant improvements, property capital expenditures, and replacement programs
  • Track tenant improvement allowances and management fees
  • Perform regular property inspections and take appropriate action
  • Recommend or initiate legal action for violations of leases or contracts
  • Keep accurate records
  • Manage and approve property payables
  • Supervise property collections
  • Prepare and implement annual property budgets
  • Analyze property financial statements, operating statements, and variance reports
  • Propose property improvements
  • Interact routinely with clients and tenants to problem solve, gauge satisfaction with the level of service, and foster relationships
  • Design and implement tenant retention programs
  • Competitively bid large projects and complete bid comparison for cost savings
  • Review, negotiate, and manage vendor contracts
  • Manage and direct vendors and other site personnel
  • Assist in creating new business by acquiring new clients through networking, marketing, etc.
  • Respond to after-hours property emergencies in a timely manner

Requirements:

  • At least 3 years of commercial (not residential) property management experience
  • Microsoft Office proficiency (Word, Excel, Outlook, etc.)
  • Proficient in CAM reconciliations
  • Experience/familiarity with Yardi a plus
  • Available to respond to property emergencies in a timely manner
  • Excellent communication skills, both written and verbal
  • High level of interpersonal skills and ability to work well in a team atmosphere, including daily interactions with tenants
